The Historic Y enjoys one of the most desirable locations to work in the heart of Tucson, one-half mile from both the University of Arizona and Main Gate Square to the east and Downtown Tucson to the south. Located on the northwest corner of N. 5th Avenue and E. University Boulevard, The Historic Y is only one block from vibrant 4th Avenue and the Epic Cafe.
The Historic Y offers competitive rates on month-to-month, yearly and multi-year leases. Offices typically have large windows, ample light, high ceilings and original wood mouldings. Office tenants enjoy use of a 500 sq ft conference room, beautiful and inviting lobby, shady urban courtyard, sunroom, employee and customer parking lot, and forced-air heating and air conditioning.
Monthly rents on smaller finished office suites are typically around $2 per square foot per month based on a one-year lease. Shorter terms are usually negotiable at slightly higher lease rates. Price per square foot is typically less for larger suites and unfinished studio spaces. Rents are all-inclusive, and typically include janitorial, common area maintenance, use of conference room and all utilities except for telephone and internet. Wireless DSL service (20 mbs download, 896 kbs upload) is available in the conference room and other common areas and basic wireless internet service may be able to be provided in some smaller offices for an additional $30/month. A refundable security deposit equal to one-month's rent is required at time of lease signing. Rents are due on the first of each month, and late fees may accrue if not received by the 5th. The City and County assess a 2-1/2% tax on rents, and there is a renters' liability insurance policy requirement which must remain in effect throughout the term of the lease. This typically runs around $30 per month on a smaller space.
